We are currently seeking a resilient, hands-on Maintenance Supervisor to support operations at our challenging property—a high-demand community in a complex, fast-paced location. Job Overview:
As the Maintenance Supervisor, you will be the backbone of daily operations—managing urgent repairs, leading maintenance staff, coordinating vendors, and ensuring the safety and functionality of the property. You will play a critical role in setting the tone of accountability and professionalism, while delivering service that exceeds resident expectations even in high-stress situations.
Essential Functions: Include but are not limited to
1. Accountability:
- Lead with ownership—ensure all maintenance tasks are executed promptly, safely, and to the highest standard.
- Track and manage work orders, preventive maintenance schedules, inspection reports, and inventory records accurately and consistently.
2. Legendary Customer Service:
- Model exceptional service by responding quickly and professionally to resident concerns.
- Communicate proactively and transparently with residents about ongoing work, expected timelines, and resolution outcomes.
- Act as the face of maintenance—building trust through consistency, empathy, and reliability.
3. Team Leadership:
- Supervise, train, and motivate maintenance staff to meet high performance and safety expectations.
- Set clear responsibilities and accountability metrics for your team.
- Promote a culture of urgency, pride in craftsmanship, and teamwork in a demanding environment.
4. Maintenance Operations:
- Manage all aspects of maintenance: HVAC, plumbing, electrical, appliance repair, and turnover readiness.
- Conduct frequent property inspections to identify hazards or compliance issues.
- Coordinate with third-party contractors, ensuring scope, cost, and timelines are managed effectively.
5. Safety & Compliance:
- Uphold OSHA, company, and local safety standards in all maintenance activities.
- Train staff on emergency procedures, equipment safety, and hazard mitigation.
- Ensure consistent documentation and regulatory compliance, especially in high-risk scenarios.
Qualifications:
- High school diploma or equivalent; technical training or certifications preferred.
- 5+ years of experience in multifamily maintenance, including 2+ years in a supervisory capacity.
- Proficient in HVAC, plumbing, electrical, appliance repair, and general maintenance.
- Experience working in high-pressure or transitional housing environments is a plus.
- Strong leadership, organizational, and communication skills.
- Ability to work evenings, weekends, and be on-call as needed.
- Valid driver’s license and proof of insurance.
