Job Overview:

The Roving Community Manager plays a critical role in supporting multiple properties across our Washington portfolio. This dynamic position provides hands-on leadership, operational oversight, and consistent support to communities that need short-term or ongoing management coverage. This role requires strong leadership presence, adaptability, and a proactive approach as you travel between communities to uphold our operational, financial, and service standards.

Responsibilities:

1. Property Operations:

  • Oversee daily operations across multiple properties, including leasing, maintenance coordination, and resident relations.
  • Implement and uphold operational procedures to ensure efficiency, consistency, and regulatory compliance.
  • Conduct regular, hands-on property inspections to assess conditions, safety compliance, and asset needs.Support preventive maintenance programs to extend asset life and reduce long-term costs.
  • Provide interim management coverage during vacancies, leaves, or high-need periods.

2. Resident Relations:

  • Serve as a primary point of support for residents, ensuring prompt and professional response to inquiries, concerns, and maintenance needs.
  • Build strong resident relationships that promote satisfaction, trust, and retention.
  • Implement and reinforce resident engagement and retention strategies.

3. Financial Performance:

  • Partner with on-site teams to manage property budgets and safeguard financial performance.
  • Monitor rent collection, delinquency follow-up, lease renewals, and revenue opportunities.
  • Review financial and operational reports to identify trends, risks, and improvement opportunities.

4. Leadership and Accountability:

  • Provide consistent leadership and coaching to on-site teams, reinforcing expectations and operational standards.
  • Support performance evaluations, onboarding, and skill development needs across sites.
  • Track and reinforce KPIs related to occupancy, resident experience, maintenance efficiency, and financial outcomes.
  • Promote a culture of integrity, teamwork, and accountability aligned with Living the Neiders Way.

5. Legendary Customer Service:

  • Model best-in-class service in every interaction—residents, team members, vendors, and community partners.
  • Identify opportunities to elevate the resident experience and create memorable service moments.
  • Encourage teams to “go the extra mile” and consistently deliver legendary service.

Qualifications:

  • Bachelor's degree in business administration, real estate management, or a related field is preferred.
  • Minimum of 5 years of property management experience, demonstrating success in managing multifamily or commercial properties.
  • Strong leadership skills with the capability to inspire and motivate a diverse team.
  • Excellent communication and interpersonal abilities, complemented by a commitment to exceptional customer service.
  • Proficiency in property management software and financial management tools.
  • Knowledge of landlord-tenant laws and fair housing regulations.
  • A steadfast commitment to accountability, integrity, and delivering outstanding service.
  • Valid driver's license and proof of insurance; willingness to travel frequently to various properties is essential.
