Maintenance Supervisor

The Neiders Company, founded in 1989, is a fully integrated real estate investment firm headquartered in Seattle, Washington. We currently own and operate over 85 apartment communities in the Pacific Northwest and Southwestern United States with other markets under consideration.
Job Overview:
As the Maintenance Supervisor, you will play a pivotal role in ensuring that our properties are well-maintained while emphasizing accountability and legendary customer service. You will be responsible for overseeing all maintenance activities, managing the maintenance team (as applicable), and maintaining strong relationships with residents and vendors.
Essential Functions: Include but are not limited to:
Accountability:
- Ensure that all maintenance tasks are completed promptly, efficiently, and to the highest quality standards.
- Maintain accurate records of maintenance activities, including work orders, inspections, and inventory.
Legendary Customer Service:
- Lead by example in delivering legendary customer service to our residents, responding promptly to their maintenance requests and inquiries.
- Establish and maintain positive relationships with residents, addressing their concerns and ensuring their satisfaction.
- Proactively communicate with residents about maintenance activities and provide updates on the status of their requests.
Team Leadership:
- Supervise and mentor the maintenance team, providing guidance, training, and support as needed.
- Delegate tasks effectively, ensuring that work is distributed evenly and completed on time.
- Foster a positive and collaborative work environment where team members feel valued and motivated to perform their best.
Maintenance Operations:
- Oversee all maintenance activities, including preventive maintenance, repairs, and renovations.
- Conduct regular inspections of the property to identify maintenance needs and safety hazards.
- Coordinate with vendors and contractors to ensure that maintenance tasks are completed efficiently and to specifications.
Safety and Compliance:
- Ensure compliance with all relevant health, safety, and environmental regulations.
- Implement and enforce safety protocols and procedures to minimize risks and ensure the well-being of residents and staff.
Physical Requirements
- Ability to frequently walk, stand, bend, kneel, crouch, and climb stairs while performing maintenance duties and conducting property inspections
- Ability to work in a variety of environments, including common areas, mechanical rooms, utility spaces, rooftops, maintenance shops, and outdoor property grounds in varying weather conditions
- Ability to lift, carry, push, or pull tools, equipment, and materials weighing up to 50 pounds occasionally
- Ability to climb ladders and access elevated areas to perform inspections, repairs, and preventive maintenance
- Ability to safely operate hand tools, power tools, and maintenance equipment
- Ability to perform repetitive motions and manual tasks for extended periods of time
- Ability to see, hear, and communicate clearly to diagnose maintenance issues, respond to service requests, and follow safety procedures
- Ability to use computers, mobile devices, and standard office equipment to complete work orders, inspections, and documentation
- Ability to drive between properties, vendors, or supply locations as required
