Job Summary:
The Groundskeeper plays an important role in maintaining the cleanliness, appearance, safety, and curb appeal of our extended-stay property. This position is responsible for maintaining exterior grounds, landscaping, common outdoor areas, walkways, parking areas, and other guest-facing spaces. The Groundskeeper works closely with the General Manager and Maintenance team to identify property needs, address exterior upkeep, and provide a clean and well-maintained environment for guests, visitors, and team members.
Work Schedule: Tuesday–Saturday, 7:00 AM–4:00 PM, with flexibility for overtime or schedule adjustments based on property needs.
Essential Functions: (Include but are not limited to):
- Maintain the cleanliness, appearance, safety, and overall curb appeal of exterior grounds and common areas.
- Perform routine groundskeeping duties, including sweeping, blowing, raking, weeding, trimming, and general exterior cleanup.
- Remove litter, debris, pet waste, and other hazards from walkways, parking lots, landscaped areas, entryways, and other exterior spaces.
- Maintain trash and dumpster areas and ensure surrounding areas remain clean and orderly.
- Maintain landscaping and outdoor areas in accordance with company and property standards.
- Regularly inspect the property grounds and promptly report safety hazards, property damage, lighting concerns, irrigation issues, or other maintenance needs.
- Safely operate, clean, maintain, and properly store groundskeeping tools and equipment.
- Follow company safety procedures and use tools, equipment, chemicals, and supplies according to established guidelines.
- Work closely with the General Manager and Maintenance team to address property needs and support overall property appearance.
- Assist the Maintenance team with basic property upkeep and projects as needed and within the scope of the position.
- Provide friendly and professional service when interacting with guests, vendors, and team members.
- Complete assigned duties efficiently and within established timelines.
- Perform other duties as assigned to support property operations.
Qualifications:
- High school diploma or equivalent required.
- Minimum of 2 years of groundskeeping, landscaping, property maintenance, or similar experience preferred.
- Experience working in a hotel, extended-stay, multifamily, or other residential property environment preferred.
- Basic knowledge of groundskeeping practices, landscaping, and exterior property upkeep.
- Working knowledge of basic hand tools and groundskeeping equipment, including safe operation and proper use.
- Ability to identify and promptly report maintenance needs, safety hazards, or property concerns.
- Strong attention to detail with pride in maintaining clean, safe, and attractive property grounds.
- Strong customer service and communication skills with the ability to interact professionally with guests, vendors, and team members.
- Ability to manage daily responsibilities independently while also working effectively as part of a team.
- Dependable, punctual, and able to work in a fast-paced property environment.
- Must have reliable transportation to and from work.
Physical Requirements:
- Frequently stand and walk for extended periods throughout the workday while performing groundskeeping duties across the property.
- Frequently bend, stoop, kneel, crouch, squat, reach, twist, and perform repetitive movements while completing groundskeeping and exterior maintenance tasks.
- Regularly push and pull equipment, tools, trash containers, and other materials required to perform assigned duties.
- Lift, carry, move, and position items weighing up to 50 pounds, with or without reasonable accommodation.
- Safely navigate stairs, curbs, sidewalks, parking lots, landscaped areas, slopes, and uneven or potentially wet surfaces.
- Use hands and arms to grasp, grip, handle, operate, and control hand tools, power equipment, and groundskeeping equipment.
- Perform repetitive hand, wrist, arm, and shoulder movements associated with sweeping, raking, trimming, blowing, lifting, and other groundskeeping activities.
- Maintain sufficient balance, coordination, and mobility to safely perform groundskeeping duties and operate required equipment.
- Work outdoors for extended periods in varying weather and environmental conditions, including heat, cold, wind, rain, direct sunlight, dust, dirt, pollen, and other outdoor elements.
- Perform physically demanding tasks for extended periods while maintaining safe work practices and following established safety procedures.
- Move throughout all exterior areas of the property and access areas necessary to complete assigned duties.
