Job Summary:

The Floating Community Manager provides operational support across assigned multifamily communities, with primary responsibility for supporting the Bremerton properties and additional coverage across The Neiders Company’s Western Washington portfolio as needed. This role assumes responsibility for day-to-day property operations during vacancies, leaves of absence, transitions, or other business needs, including financial performance, resident satisfaction, compliance, and onsite team leadership.

The Floating Community Manager must be adaptable and prepared to transition between communities throughout Western Washington based on operational needs. This position requires regular travel between assigned properties while maintaining company standards, continuity of operations, and a consistent resident experience.

Essential Functions: (Include but are not limited to)

Property Operations

  • Provide Community Manager coverage at assigned properties, overseeing leasing, maintenance, compliance, resident relations, and day-to-day operations during the coverage period.
  • Conduct routine property inspections and coordinate with onsite maintenance teams to address preventive maintenance, property condition, safety, and operational priorities.
  • Maintain and support established operational procedures to ensure efficiency, consistency, compliance, and continuity when transitioning between assigned communities.

Resident Relations

  • Serve as the primary point of escalation for resident concerns, ensuring timely, professional, and consistent resolution.
  • Build and maintain strong resident relationships to support satisfaction and retention.
  • Implement and oversee initiatives that promote community engagement and adherence to property standards.

Financial Management

  • Prepare, manage, and execute operating budgets aligned with property performance goals.
  • Monitor rent collections, lease renewals, delinquencies, and expense controls.
  • Analyze financial performance and implement corrective actions to improve profitability and operational outcomes.
  • Oversee vendor bids and purchase orders in accordance with company policies and established spending authority, ensuring required documentation, approvals, and purchase orders are completed in Yardi prior to work beginning. Ensure work exceeding established approval limits and emergency vendor work follow company authorization and documentation procedures.

 Team Leadership & Accountability

  • Set clear performance expectations; provide ongoing coaching, feedback, and formal evaluations.
  • Track and manage key performance indicators (KPIs) related to operations, resident experience, and financial performance.
  • Foster a high-performance culture grounded in accountability, integrity, and results.

Legendary Service

  • Lead by example in delivering consistent, high-quality service to residents and stakeholders.
  • Identify opportunities to enhance the resident experience and service delivery standards.
  • Empower and develop team members to exceed expectations and take ownership of community performance.
  • Perform other duties as assigned to support the operational needs and overall performance of assigned communities.

Qualifications:

  • High school diploma or equivalent required; bachelor’s degree in business, real estate, or a related field preferred.
  • Minimum of 3 years of experience in property or community management (multifamily preferred).
  • Demonstrated experience managing property operations and onsite teams.
  • Ability to effectively communicate verbally and in writing in English as required to perform the essential functions of the position.
  • Strong organizational, leadership, and problem-solving skills.
  • Knowledge of Fair Housing laws, landlord-tenant regulations, and compliance requirements.
  • Proficiency with property management and financial software systems; Yardi experience preferred.
  • Must maintain company standards for professional dress and appearance in accordance with the company dress code policy.
  • Valid driver’s license, proof of auto insurance, and reliable transportation required.
  • Must be able and willing to regularly drive between assigned properties, with primary coverage in the Bremerton area and additional travel throughout The Neiders Company’s Western Washington portfolio as operational needs arise, sometimes with limited or last-minute notice.

Physical Requirements:

  • Work both indoors and outdoors, with occasional exposure to varying weather conditions.
  • Frequently walk throughout apartment communities, including leasing offices, common areas, parking lots, and grounds, and climb stairs as needed to inspect multi-story buildings.
  • Regularly stand, sit, bend, kneel, reach, and move throughout the workday.
  • Lift, carry, push, or pull up to 25 pounds, including files, signage, supplies, and packages.
  • Travel regularly between assigned properties throughout Western Washington, which may include extended driving time.
  • Work at multiple property locations and adapt to varying office and property environments based on operational needs.
  • Operate computers, mobile devices, and standard office equipment required to perform job responsibilities.
